Roof repairs, restoration and re-roofing in Parramatta

A stain spreading across the ceiling, pointing crumbling off the ridge, or a box gutter that backs up every time it rains hard. We inspect for free and quote in writing.

Parramatta sits at the point where Sydney's oldest housing meets its newest. Inside twenty minutes of Church Street you can stand under a Federation bungalow in Harris Park with its original Marseille terracotta, a post-war brick-and-fibro cottage in Granville, a 1970s split-level in Dundas, and a six-month-old townhouse block in Rydalmere. Every one of those roofs fails differently, and the quote should reflect that rather than a price list.

We cover the City of Parramatta suburbs and the Cumberland side of the line — Granville and Merrylands through to Guildford, Greystanes and Auburn. Call (02) 9090 4741 and tell us what you have noticed.

The four faults we see over and over

Box gutters that were never big enough

This is the signature Parramatta problem. Older homes across North Parramatta, Harris Park and Rosehill — and the thousands of rear additions bolted onto them since — drain through an internal box gutter rather than shedding off an eave. When the sole is too narrow, the outlet is undersized, or there is no working overflow, the water has nowhere to go but up and over the side, which puts it directly into the ceiling cavity.

Current practice under AS/NZS 3500.3 sets a minimum sole width of 200 mm for a house, allows about 30 mm of freeboard, and requires an independent overflow that discharges to open air. A lot of what is up there predates that thinking entirely. If your ceiling only marks in heavy rain and is dry in light drizzle, a box gutter is the first place we look.

Terracotta past its design life

The unglazed terracotta on Parramatta's Federation and inter-war homes was good for a long time, but it is porous by nature and it absorbs more water as the surface weathers. Once the tiles start drinking, they grow lichen, they get heavier, and they become brittle enough to break under a boot. The mortar bedding under the ridge and hip caps usually fails first, and water tracks straight under the capping into the roof space.

Mortar cracked by ground that will not sit still

Parramatta sits on the Cumberland Plain, where the soils weathered from Wianamatta Group shale are moderately to highly reactive clays. They swell in a wet winter and shrink back in a dry summer, and houses on them are routinely classified M or H1 under AS 2870. Small seasonal movement is enough to crack rigid mortar pointing year after year. Flexible pointing exists precisely because of ground like this.

Hail and concentrated runoff

Western Sydney takes the worst of the summer storm season, and Parramatta is regularly inside the warning area when the Bureau calls large hail across the Cumberland Plain. Hail cracks tile and dents sheet metal; the wind that comes with it lifts ridge caps and peels flashings. Then the runoff arrives all at once on a flat catchment with a river running through the middle of it, and anything undersized in the drainage shows up immediately.

How we quote

The inspection is free and there is no obligation attached to it. Someone gets up on the roof, or over it, looks in the roof space where that is possible, and photographs what is actually wrong rather than describing it vaguely. You get a written quote with the work itemised, so you can see what is a genuine defect, what is wear that can wait a season, and what is optional.

We do not quote a roof over the phone and we do not publish figures we cannot stand behind. Roof size, pitch, material, access and how far the damage has already spread are what move the number, and none of those can be guessed from a street view.

Who does the work

Work is carried out by established, licensed and insured roofing contractors working to NSW Fair Trading requirements, and every completed job carries a written workmanship warranty. In NSW, residential building work valued above $5,000 in labour and materials has to be done under licence, and work above $20,000 requires home building compensation cover — both of which are worth asking any roofer about before you sign anything.

Start with a look at the roof

Describe what you have seen — the stain, the dripping eave, the tile on the lawn, the gutter that overflows at the same corner every time — and we will tell you honestly whether it is a half-day repair or something larger.

Call (02) 9090 4741, or send the details through and we will come back to you. No pressure, no obligation.

Water marked my ceiling after one storm, but from the footpath the roof looks fine. What is going on?

Most Parramatta ceiling stains do not come from a hole in the roof. They come from water that got in somewhere it was always meant to be contained: a box gutter that filled faster than its outlet could drain, a valley choked with leaf litter, or a flashing that has lifted off a parapet. All of those are invisible from the ground and obvious from a ladder. That is why the inspection is free.

Is a 1970s concrete tile roof in western Sydney worth restoring, or has it had its day?

It depends on the tiles, not the age. Concrete tiles that are still sound but have lost their surface colour and grown lichen usually restore well, and a clean, rebed, repoint and recoat buys a lot of years for a fraction of a new roof. Tiles that crack underfoot, have delaminated edges, or sit on battens that have gone soft are past it. We tell you which one you have before you spend anything.

Do I need council approval to re-roof a house inside one of Parramatta's heritage conservation areas?

Quite possibly. City of Parramatta has 18 heritage conservation areas, including North Parramatta, Sorrell Street, South Parramatta, Experiment Farm and Harris Park West, and the local environmental plan generally requires consent to change the external appearance of a building in one. Like-for-like maintenance is treated differently from swapping terracotta for sheet metal. Check with Council, or Cumberland City Council if you are south of the line, before you commit to a material change.

How quickly can somebody get on the roof after hail or a wind event?

Make-safe comes first and it is the part we try to get to fastest. That means tarping, lifting water out of a blocked box gutter, and covering broken tiles so the ceiling stops taking water. A permanent repair follows once the weather clears and, if you are claiming, once the damage has been photographed and written up. Call (02) 9090 4741 and describe what you can see.

What moves the price of a roofing job up or down in this area?

Size and pitch first, then material, then access. A single-storey brick-and-tile in Greystanes with clear side access is a very different job from a two-storey Federation home in Harris Park with a slate-pitch roof, a parapet and no room for a scaffold. Internal box gutters, asbestos-cement sheeting under a later roof, and rotted battens all add cost. We price after we have looked, never before.
