Dundas sits on the valley sides around Subiaco Creek, with The Ponds Walk following the creek through the middle of the suburb and Kissing Point Road and Marsden Road framing it. The light rail now stops here. The housing is largely 1960s and 1970s, and a good deal of it is split-level or stepped to suit the fall of the land.

Split-level roofs and the junctions between them

A stepped house has a stepped roof, and every step is a junction: a lower roof plane meeting an upper wall, with an apron and step flashing carrying the water across. Done properly it lasts decades. Done with sealant and optimism, it leaks within a few years.

The common findings on these roofs:

  • Apron flashings at the step that were never turned up far enough behind the cladding.
  • Step flashings not lapped correctly, so water runs behind rather than over.
  • A short run of box gutter between upper and lower sections, with no overflow.
  • The lower roof plane taking the discharge of the upper one without extra drainage.
  • Tiles cracked on the lower plane by water and debris dropping from above.

The creek valley

Properties along the Subiaco Creek corridor and under the established canopy collect a heavy eucalypt debris load. Valleys block, gutters hold water, and the fascia behind them goes soft. See gutter repair and replacement.

Tile condition

Concrete tile from the sixties and seventies, now well past the life of its surface slurry. Where the tiles still take foot traffic without cracking, a clean, rebed, repoint and recoat is good value — see roof restoration. Where they do not, it is a re-roof conversation.
