On the houses

Post-war brick-and-tile, with increasing medium density along the main roads and near the light rail corridor. The usual list for roofs of this vintage:

• Concrete tiles that have shed their surface slurry and gone porous.
• Ridge and hip capping with failed mortar bedding and cracked rigid pointing.
• Valleys and gutters loaded with debris from the creek corridor and the mature street trees.
• Quad gutters and downpipes that were never resized for the rainfall intensity this part of Sydney actually gets.

On the industrial spans

Factory and warehouse roofs on the river flats fail at the fixings, the laps and the gutters long before the sheet itself goes. Big catchments drain into internal box gutters, and sole width, fall, freeboard and a working overflow are what stand between a storm and a wet floor. Translucent roof panels go brittle and are usually the first casualty of hail.

Low ground

The river flats are flat, and flat ground gives the stormwater no help. When a summer downpour arrives, every undersized outlet and silted line in the catchment shows itself at the same time. It is worth getting the drainage looked at before the season rather than during it.
