North of Hawkesbury Road the hospital precinct dominates, and the housing around it has been steadily replaced by apartment blocks and medium density with low-pitch sheet roofs, parapets and internal drainage. Away from the precinct, toward Parramatta Park and the Great Western Highway, there are still long runs of inter-war and post-war cottages on their original tile.

On the older houses

The inter-war stock here is the classic western Sydney combination: a simple hip roof, terracotta or early concrete tile, mortar-bedded ridge capping, and a quad gutter sized for the rainfall expectations of eighty years ago. What we find:

• Ridge pointing cracked right along the hips, letting wind-driven rain track under the caps.
• Concrete tiles shedding their surface slurry, which turns up as grit in the gutters after every storm.
• Gutters that overflow at the same corner every heavy shower because the downpipe count has never been revisited.
• Rotted fascia behind a gutter that has been spilling at the back for years.

On the apartment and infill stock

Low-pitch tray roofs with parapets behave differently. The covering rarely fails first — the drainage does. Internal gutters and box gutters on these buildings need a working overflow discharging to open air, and when there is not one, a short intense downpour puts water inside the building envelope rather than outside it. Gutter and box gutter work is a big part of what we do here.

A boundary suburb

Westmead straddles the City of Parramatta and Cumberland City Council boundary, so the council you deal with depends on which side of the street you are on. It matters if heritage or planning controls come into play.
