Mays Hill roofing, gutters and repointing

Mays Hill is a small triangular suburb pinned between the Great Western Highway, the motorway and the streets running down to Steele Street and Napier Street, with Mays Hill Recreation Reserve occupying a whole block of it. Much of the residential development came after the late 1940s, when public housing was built here on land that had been left undeveloped, and only the eastern portion sits within the City of Parramatta.

Small suburb, specific conditions

Highway grime. Roofs close to the Great Western Highway and the motorway collect a heavier film of road grime than roofs a kilometre away. It is not a structural problem, but it feeds lichen and moss growth on porous tile and it makes a restoration clean more involved.

Post-war tile at the end of its surface life. The housing built from the late 1940s onward is concrete tile, and those tiles have long since lost their coloured slurry. Porous tile holds moisture, grows lichen on the shaded faces and sheds grit into the gutters.

Cracked ridge pointing. The usual Cumberland Plain story — reactive clay underneath, seasonal movement, rigid mortar that keeps failing. Flexible pointing is the specification that lasts.

Drainage that was never revisited. Simple roof planes draining into original quad gutters with the original downpipe count, against the rain intensity of a western Sydney summer storm.

What usually gets done
