Simple roofs, predictable faults

Uncomplicated hip and gable roofs are good news: they are cheaper to work on, easier to access, and they do not hide much. What they do run into:

Surface failure on concrete tile. The coloured slurry on the top face wears away after a few decades. Once it has gone the tile is porous, it holds moisture, lichen takes hold, and grit turns up in the gutters after every storm. This is the textbook restoration candidate.

Cracked ridge pointing. Rigid mortar against seasonally reactive Cumberland Plain clay loses every time. Flexible pointing is the fix.

Undersized drainage. A large simple roof plane draining into one quad gutter with two downpipes copes with ordinary rain and not with a summer downpour. Water goes over the front edge, soaks the garden bed against the wall, and over time rots the fascia behind the gutter.

Fibro and asbestos-cement. Mid-century homes here may have bonded asbestos-cement sheeting in eaves, outbuildings or under a later roof. We flag it for assessment by someone licensed to handle it. We do not disturb it.

Hail

This is well inside the part of western Sydney that takes the summer storm season hardest. Aged concrete tile cracks under hail; a steel roof dents and keeps working. Worth weighing if you are already thinking about replacement.
