Guildford runs south from Guildford Road toward Woodville Road, in Cumberland City Council, built out mostly between the wars and in the two decades after the second one. The roof stock is correspondingly mixed: early terracotta on the oldest cottages, concrete tile on everything post-war, and a growing number of sheet metal re-roofs as those tile roofs reach the end of their lives.

The tile roofs

Terracotta on the inter-war houses. Porous after this long, brittle enough that careless foot traffic cracks tiles, and with mortar bedding under the ridge caps that has usually failed at least once.

Concrete tile on the post-war stock. Loses its surface slurry, goes porous, grows lichen on the southern faces. Restorable while the tiles are still sound, replaceable once they start breaking underfoot.

Across both, the pointing is the recurring problem. The clays here are moderately to highly reactive and the house moves seasonally, so rigid mortar cracks on a cycle. Flexible pointing is what we use.

Drainage, not covering

A large share of Guildford call-outs turn out to be gutters and downpipes rather than the roof. A simple post-war roof plane is a big catchment, and the original quad gutter with two downpipes was never going to handle a Cumberland Plain summer storm. Water goes over the front edge, sits against the fascia, and the timber behind the gutter goes soft long before anyone notices.

Asbestos-era materials

Mid-century homes here frequently contain bonded asbestos-cement sheeting — in eaves linings, in outbuildings, and sometimes under a later roof covering. Where it appears to be present we flag it for assessment by someone licensed for that work rather than disturbing it.
