Large-span roofs and how they fail

Fixings before sheeting. A long-span roof has thousands of fixings, and the sealing washers perish well before the steel does. Widespread small leaks are almost always fixings.

Box gutters carrying a very big catchment. Sole width, fall, freeboard, sump and outlet sizing all have to be right, and there has to be an independent overflow discharging to open air. On a roof this size, a blocked outlet without an overflow means water inside within minutes of a downpour starting.

Side-lap capillary action on low pitches. Water drawn back up a lap emerges well away from where it entered, which makes diagnosis a job for someone who knows what to look for.

Translucent sheeting. Fibreglass and polycarbonate panels embrittle and yellow, and they shatter in hail long before the steel around them is damaged.

Corrosion at the gutter line where debris has held moisture against the sheet for years.

Flat, low ground beside two rivers, in the part of Sydney that takes the summer storm season hardest.
